WEG (Wohnungseigentümergemeinschaft)
Condo Owners' Association. The legal community of all condominium owners in a building. It decides on maintenance, budgets and rules by majority vote and is run by a professional administrator (WEG-Verwaltung).
Buying a condo means joining its WEG: you pay monthly Hausgeld, vote at the annual meeting, and share the cost of common-property repairs. The community's health is part of your asset.
Due diligence essentials before buying: the last 2–3 years of meeting minutes (Protokolle), the maintenance reserve (Instandhaltungsrücklage), planned works and any looming Sonderumlage. We review these with every client — surprises live here.
